I know, I know, it sounds like something straight out of a nerdy movie but trust me, this is the real deal. You might be wondering what the heck orphan data is. Well, let me tell you, it's like a lost puppy looking for a home and guess what, that home can be yours!
In this blog, we'll show you how you can use orphan data to increase your leads, listings, and pipeline.

A lot of you may never have heard the term 'Orphan Data'. Orphan data is when an agent either leaves your agency or quits real estate altogether.
So what happens with that database?
A lot of the time, absolutely nothing. So the crazy thing is that a lot of people forget that there's old open home books that they can utilize from past agents and that's gold right there.
There's buyers to work with and there's past appraisals in there that have been appraised and forgotten about and who looks after these?
Well you!
You can look after these.
So, I want you to ask your manager at your office if there's any orphan data, any old open home books, any old Excel spreadsheets, google sheets, or any old farm area databases.
Once you've got that data ring everyone and introduce yourself. If it's your farm area, say:
"Hi, it's [your name] from XYZ real estate. I just wanted to touch base with you as I have taken over your area
[name the suburb that you're working in] and I wanted to touch base to introduce myself and see if I can help you in any way.
Are you looking at buying or selling?
I noticed you had a past appraisal done a [few years ago/ a few months ago].
A lot has changed in the market since then. I would love to pop around and see your property.

The next thing you can do is say that you have a weekly or a monthly newsletter/blog/vlog.
Would they like to either stay on that one? If they're on the office newsletter would they like to be added to yours as well? While you've got them.
Update these details:
Email address
Phone number/s
Postal address
Then next thing you know, you have an updated database that's yours. That is gold, that is ready to rock, and you can do something with that.
There's listings in there, there's appraisals in there, there's sales in there, there's buyers in there, there's property management and mortgage broking referrals in there. Think of all of that gold that is just left lying around for you to utilize!!!
Talk to your manager and ask them if there's any old open home books or any orphan data that you can utilize. Even if you're using a CRM system, see if you can take over someone else's old contacts and pull them over into your database.
And of course talking about CRM systems. Make sure that you're using a good CRM system.
Please, please, please don't be running out of your diary, like a lot of agents I know.
And don't keep it on a scrap piece of paper or in your head.
Write it down, put it into a CRM system. Have a system in place and don't forget to follow up.
